As far as I know I am the only broker in America selling signed contracts everyone else is selling leads (time waster/ambulance chaser).
I have been a discount broker most of my 20 years of real estate practice. In that time I never reduced the 2.8% offered to a buyer’s agent in my listing contracts. I continue that practice now as we know listings are good to have as; they get your sign in the yard, they generate buyer leads, and if favor finds you they close and you get paid.
I sell signed listing contracts for agents who qualify and register on the website. My idea is simple: I offer the home seller(s) a Name Your Own Commission for an assignable signed exclusive right to sell listing contract and then offer these listings up to the highest bidder. Currently Budget Realty Colorado Inc auto bids $500 on all our listings, but depending on volume that could change. As a brokerage platform once the auction ends the winning bid shall be awarded the contract to service as their own listing.
I couldn’t really think of a way to tap into large volume real estate transactions again as some of the larger firms have their eye close on market share, so if I don’t have to service all the deals that I take in the likely hood of them paying attention to me goes down. I was taught that there is a lot of resistance to new or different things in this industry, this way I should be able to test the platform before launching nationally as I need to fly under the radar till then. Please remember that 90% of the transactions are completed by 10% of the companies and the other 10% of transactions are completed by the 90% of companies. I am one of the 90% of companies competing for the 10% scraps left over from the bigger national firms.
